Business centre in Moscow

Location

The location for the development is unique: a breath-taking view of the Moskva River curve, the Vorobyevy Gory (hills) and the Lomonosov State University building. The official address is: intercrossing of 1st Setunski Proezd and 3rd Trasportnoye Koltso (Transportation Ring). The availability of a convenient transport junction close to the site provides easy access via Third Transport Ring to any part of the city. At the same time, the object is located between Kutuzovski Prospekt (avenue) and Vorobyevskoye Chaussee (highway) that lead to Michurinski Prospekt (avenue) and Leninski Prospekt (avenue) via Kosygin Street. Access to the downtown is convenient via Kutuzovski Prospekt (avenue) and Berezhkovskaya Naberezhnaya (quay).

Design

The pre-project planning solutions by designing a modern silhouette and façade of the edifice were carried out by architects of the company “OMNI STRUCTURE”, based on the report: “Development of an effective concept of a modern business complex” provided by “Noble Gibbons”, one of the leading Moscow real estate market players.

Area: 0.41 hectare

Number of levels: 18 storeys (the building will be good visible from both: city center and Third Transport Ring).

Total space: 32.754 sq.m

Total space of the surface part of the building: 25.286.85 sq.m

Total rentable space: 22.098.6 sq.m

Total underground floor space: 7.467.15 sq.m

Underground parking— 174 lots.

Functional purpose of the facility

Class A office centre with trading, services and regreation infrastructure. The building is designed to accommodate a three-level underground parking; the entrance hall, a café, a fitness centre at the ground-floor and mezzanine levels, offices sections from 3rd through 18th floors, containing a VIP-zone at 18th floor level.
 
Architectural and design solutions
 
Those solutions are aimed at creating a modern multifunctional Class A business complex.

A single core unites all levels of the building including entrance hall, underground parking, services floor, offices bloc, restaurants and the fitness-centre, using a clearly defined pattern of interior zoning. The construction solution envisages erecting a monolith skeleton of the edifice, with the floors 3 – 17 being 3.6 m high, whereas the VIP floor will be 4.2 m high.

The façade shall be executed in a “hi-tech” style. Designed by open planning, the offices part provides maximum possibilities for configuring available work space, all of them offering a panoramic view of the city. Taking into account the building silhouette, usable roofing space will be organized at the 10th , 13th and 18th levels. The interior decoration shall be finished on the “Shell on core” principle, i.e. only the public space will be finished, such as the entrance hall, the elevator halls, washrooms, stairs, service rooms, restaurants and the fitness centre.
